Guest Ground Rules

Effective Date: 1/13/2026

Welcome to Basera Stays ("Basera", "we", "us"). Basera is a marketplace platform that connects guests with independent property owners ("Hosts"). Basera does not own, manage, or operate any property listed on the platform.

By using Basera and making a booking, you agree to the following ground rules.

1. Role of Basera

  • Basera is a technology platform and payment facilitator.
  • Accommodation services are provided solely by the Host.
  • The stay agreement exists directly between the Guest and the Host.

Basera is not a party to the accommodation contract and does not guarantee the quality, suitability, or outcome of any stay.

2. Booking & Enquiry Process

  • Guests submit booking enquiries through the platform.
  • Hosts may accept, decline, or propose alternate dates.
  • A booking is confirmed only after:
    • Host acceptance, and
    • Payment of the required advance.

Basera does not guarantee that an enquiry will be accepted.

3. Payments & Platform Rules

Mandatory Online Payments

  • All booking payments must be made online through the Basera platform.
  • Booking payments include:
    • Accommodation charges
    • Additional guests or service charges

Payment Structure

  • 50% payment is required to reserve the booking
  • Remaining 50% must be paid before or during check-in

Failure to complete full payment may result in denial of entry by the Host.

Basera does not intervene in entry decisions.

4. Digital Stay Pass

  • Basera issues a Digital Stay Pass for booking verification.
  • The pass reflects payment status:
    • 🟡 Yellow: Advance paid, balance pending
    • 🟢 Green: Fully paid
  • The Digital Stay Pass:
    • Confirms booking validity
    • Does not guarantee entry unless full payment is completed

Final entry decisions remain with the Host.

5. Guest Count & Additional Guests

  • Guests are permitted to stay only within the guest count confirmed in the booking.
  • Bringing additional guests beyond the confirmed number without prior disclosure or payment is not permitted.

If additional guests arrive:

  • The Host may:
    • Deny entry to the additional guests, or
    • Allow them upon charging an additional amount, which may be higher than platform-listed rates.

Basera:

  • Does not regulate or cap such charges
  • Does not mediate disputes related to additional guests
  • Is not liable for host decisions regarding guest count

6. Add-On Services

In-App Add-Ons

  • Optional services (meals, decor, extra guests, etc.) listed on the property page may be selected during booking.
  • If selected, such services are billed online as part of the booking amount.

On-Ground Services

  • Any services requested or offered at the property that were listed but not selected through the platform may be charged offline by the Host.

Basera:

  • Is not a party to such transactions
  • Does not guarantee service quality
  • Does not handle disputes or refunds related to such services

7. Security Deposits

  • Some Hosts may require a security deposit, which may be collected offline.
  • Security deposit terms must be disclosed on the listing page.

Basera:

  • Does not collect or hold security deposits
  • Does not mediate disputes related to security deposits

8. Conduct During Stay

Guests must:

  • Follow the Host's house rules
  • Respect the property, caretakers, neighbors, and local laws
  • Avoid illegal, unsafe, or disruptive behavior

Guests are responsible for any damage caused during their stay.

9. Issues & Dispute Resolution

  • Guests must first attempt to resolve issues directly with the Host.
  • If an issue escalates:
    • Basera may assist as a neutral communication intermediary
    • Basera does not decide fault or impose outcomes

Basera is not liable for dispute resolutions or outcomes.

11. Cancellations & Refunds

  • Cancellation and refund terms are defined by the Host.
  • Refund eligibility and amounts are determined solely by the Host.

Basera:

  • Does not guarantee refunds
  • Does not override host decisions
  • Is not financially liable for refunds

Basera may process refunds only upon host approval, acting as a technical facilitator.

12. No Guarantee of Stay or Experience

Basera does not guarantee:

  • Entry to a property if full amount isn't paid
  • Quality of stay
  • Availability of services

All stays are subject to host rules, payment completion, and on-ground conditions.

13. Limitation of Liability

To the maximum extent permitted by law, Basera is not liable for:

  • Host actions or omissions
  • Property condition
  • Additional charges at the property
  • Security deposits
  • Offline transactions
  • Loss, theft, injury, or damages

Any liability, if established, is limited to the platform commission earned or ₹5,000, whichever is lower.

14. Acceptance

By proceeding with a booking, you acknowledge that:

  • You have read and understood these Guest Ground Rules
  • Basera is a marketplace and payment facilitator only
  • Hosts control stay terms, entry, cancellations, and refunds
